We feel it might be worth the investment for sellers to have a home pre-inspected to avoid any unwanted surprises, it allows one to be pro-active in identifying problems ahead of time, enabling him/her to either take care of issues or to properly disclose the known information to prospective buyers right from the start, likely avoiding the potential of having a transaction fall apart due to unsatisfactory inspection results. 3.) Fresh Paint
A fresh coat of paint, neatly applied, can do wonders for the presentation of a home. When preparing to sell a home, it may be advisable to select neutral colors. Many individuals cannot envision themselves living in spaces where the color scheme is too strong. While most real estate agents are well trained, understand this fact and are able to help their buyer clients past paint color objections, there are just some people, who cannot get past it. When selling, it is best to make a home most appealing to the overall majority of people.
If you have ever visited a ‘staged’ home or a model home, you likely noticed space appropriate furniture pieces, select art work & decor items, however very few personal items and/or pictures, if any. Kitchen Counters should have as few items as possible to show more available kitchen work space.
The object is to allow prospective buyers to picture themselves living there. If you are selling a home and still live in the home, keep as few items in each room as possible and the floors as bare as possible. There may be a need to rent a storage unit, or seek other means to store things while your home is on the market, but it will be well worth the investment, homes show so much better this way.
Also, if you have little nooks and crannies in your home, someone may not have any idea of how they could utilize these spaces. It pays to show them off in the best way (sitting/reading area, office space, craft/hobby corner, etc.). This may help spark someone’s vision, instead of considering such areas to be wasted/unpractical space.
